When is the best time to list your house for sale? This is one of the most common questions we receive from homeowners.
Here in the Cleveland area, we definitely have a seasonality for home sales primarily due to the weather. Homebuyer activity is higher in the spring, summer, and early fall than the winter months, but there’s another key factor that has a big impact on showing activity, and that’s the amount of competition from other homes on the market.
Our market is relative, meaning that in the spring and summer, there’s a lot of buyer activity, but also a lot of competition. Likewise in the winter, there’s a lot less buyer activity, but there’s also a lot less competition.

We always recommend listing based on the convenience of our sellers. However, know that a home that’s on the market the week after Super Bowl Sunday (or shortly thereafter) has a strong opportunity to capitalize on lots of pent-up buyer demand from the previous year, as well as buyers from the previous year who have spring fever and like to start looking for a home early.
